Repair It or Replace It?

The answer usually comes down to where the failure is and how old the tank is:

  • The tank itself is leaking.
    A corroded seam cannot be repaired, so the unit needs replacement. A leak at a fitting is a different story and is normally a straightforward repair.
  • No hot water at all.
    On gas units that is usually the pilot, thermocouple, gas valve or a fouled burner. On electric units it is a burned-out element, a failed thermostat or a tripped breaker. Each has its own test sequence.
  • The tank is past ten years old.
    Standard tanks last 8 to 12 years, and premium units reach 12 to 15 with annual maintenance and softened water. Past ten years, a significant failure usually makes replacement the better long-term math.
  • Hot water runs out faster than it used to.
    Often sediment buildup stealing capacity, sometimes a failing lower element. A flush may recover it; if not, we look at sizing rather than replacing like for like.

Choosing the Right Tank

Two decisions matter more than brand: capacity and fuel type.

  • Capacity
    40 gallons for one to two people, 50 for three to four, 65 to 80 for five or more. First-hour rating tells you more than tank size about how the unit handles a busy morning.
  • Gas
    Fastest recovery and the lowest operating cost in Missouri and Kansas. Needs a suitable vent and gas supply, which is why a fuel conversion takes longer than a straight swap.
  • Electric and hybrid heat pump
    Electric is the simplest install and the most expensive to run. A hybrid heat pump unit has the lowest operating cost of the three and qualifies for federal tax credits.
  • About Bradford White
    It is a contractor-only line, not sold at big-box retail, which generally means longer warranty terms and better parts availability when the unit needs service years later.

A 40 gallon tank suits one to two people, 50 gallons covers three to four, and five or more people usually need 65 to 80 gallons. First-hour rating matters more than raw tank size, though, because it reflects how much hot water the unit can actually deliver during a busy morning.

Gas gives the fastest recovery and the lowest operating cost in Missouri and Kansas. Electric is the simplest installation but the most expensive to run. A hybrid heat pump unit has the lowest operating cost of the three and qualifies for federal tax credits, though it needs adequate space and air volume around it.

It depends on where the leak is. A tank leaking from a corroded seam has to be replaced, because the tank itself cannot be repaired. A leak at a fitting such as the T&P valve, drain valve, supply line, gas valve or a pipe nipple is repairable. We find the actual source rather than condemn the tank prematurely.

Mineral sediment collecting at the bottom of the tank, and hard water across the Kansas City metro accelerates it. Annual flushing prevents the buildup. Tanks with heavy scale may need the dip tube replaced, or the whole unit replaced if the scale has damaged the lower element.

A like-for-like replacement runs three to five hours. Changing fuel type or vent configuration takes a full day. Removal, hauling and recycling of the old tank are included in every installation quote.
