    Book a furnace tune-up or bundle heating and cooling visits through our maintenance agreements.

What a Furnace Tune-Up Covers

Our annual visit is a measured inspection, not a quick look and a filter swap:

  • Combustion and gas
    Combustion analyzer reading and a gas pressure check, so the burner is running at the mixture the manufacturer specified rather than whatever it has drifted to.
  • Safety
    Heat exchanger inspection and safety control verification. A cracked heat exchanger is the one finding that stops a tune-up and turns it into a conversation about replacement.
  • Electrical and airflow
    Ignition system test, blower motor amp draw, capacitor check, filter check and a temperature rise measurement across the heat exchanger.
  • High-efficiency extras
    Condensate drain flush on condensing furnaces, where a blocked drain will shut the unit down on a safety switch mid-season.

We diagnose first and give you both numbers. As a rule of thumb, replacement is usually the better long-term math when the repair costs more than half of a new system, the furnace is over 15 years old, or you have had three repair calls in the last two seasons. Below those thresholds a repair normally makes sense.

Late summer or early fall, before the heating season starts, so any parts orders or follow-up repairs get handled before you are cold. Most manufacturer warranties also require annual professional maintenance to remain valid, so the tune-up protects your coverage as well as your comfort.

For Kansas City metro winters, a 95 to 96% AFUE high-efficiency condensing furnace usually pays back the up-front cost in seven to ten years on gas savings. An 80% AFUE unit is the budget option and only makes sense if you expect to replace again within five to seven years. We model both against your historic usage before you decide.

We repair Lennox, Trane, Carrier, Bryant, Goodman, Rheem, York, American Standard, Amana, Heil and most other major residential brands. For new installations we carry Amana, Lennox, Carrier, Goodman and Daikin. If you do not know your brand, we identify it from the data plate when we arrive.

No. A cracked heat exchanger can leak carbon monoxide into your home. If we find one, we red-tag the unit and walk you through replacing either the exchanger, if it is still under warranty, or the furnace. Do not keep operating it in the meantime.
